Site Prep 101: What Every Project Owner Should Know Before Breaking Ground

Written by Shawn Dean | Nov 3, 2025, 10:00:28 PM

I've been moving dirt in the Bay Area for over 45 years. I learned this trade from my father, and the first thing he taught me still holds true: a building is only as good as the ground under it.

You can hire the best architect, the best framers, and the best concrete crew in the county. If the site prep is off, none of it matters. When I see cracked foundations, sinking driveways, and failed inspections, the cause almost always goes back to what happened before the first form went up.

What Site Prep Actually Means

Site prep is everything it takes to turn raw land into a pad you can build on. On our jobs, it comes down to four things:

  1. Clearing. Trees, brush, old concrete, debris. If it's in the way, it goes.
  2. Grading. We shape the land so water goes where it should and the structure sits where it should. Get the grades wrong and you'll be fighting drainage for the life of the building.
  3. Excavation. Footings, foundations, utility trenches, storm drains. This is where precision pays for itself.
  4. Compaction. We compact the soil in lifts and test it so it holds. Skip this step and you're buying a settlement problem.

Why the Bay Area Is Its Own Animal

Bay Area soil can go from expansive clay to loose fill in a few blocks. Add hillside lots, tight urban sites, and every city's own grading permits, erosion control, and stormwater rules, and you need a crew that knows the ground and the paperwork.

Do It Right the First Time

Site prep is the cheapest phase to get right and the most expensive one to fix later. Done right, it keeps your schedule moving, gets you through inspections, and gives you a site that's safe, compliant, and built to last.
